As a general rule, the property manager will make every effort to respond to general requests, inquiries, or concerns within 72 business hours to one week for most routine electronic communication. In general, most requests will go through the property manager, who will work with the board as necessary. If you need to contact the board directly, please feel free to do so, but be aware that the board is volunteering their time and may not be as quick to respond as the property manager.
Note: During weather emergencies or other significant events, responses may be delayed while we triage the situation and emergency response takes priority. Please note that continued calls and emails for updates may delay timely action as the property manager must take time away from their work to respond. Residents will be provided updates (blast emails (if you have signed up for them in settings)) from this website or from the property manager as soon as reasonably possible.
Maintenance Requests:
For non-emergency exterior repairs, and improvement requests, please use the contact form below to email our property management company and include the HOA Board of Directors for their awareness (select all recipients).
Be advised that any external capital, or building projects (i.e. satellite dishes, fences, etc.) must have prior approval by the board.
Note: The HOA is usually responsible for most common areas and the most exterior of the condos (except general sweeping/clearing of snow or dirt from vestibules and 'lead-up' walkways, windows, garage doors, and some basic maintenance). Residents are responsible for the repairs and maintenance inside their units and some basic maintenance of the exterior. Renters should contact their landlords for all maintenance concerns. Hovnanian Homeowner Service hotline at 1-877-832-6231 for questions about your home warranty / faulty construction defects inside your unit.
Gas leak or fire-hydrant leak: Call 911.
For exterior, common area After-Hour EMERGENCIES ONLY (i.e. nights, weekends, and holidays), please call 877-881-0642; however, there is a fee for each call received after-hours. If it is not an emergency, please complete and submit the online form below or call during regular business hours (10am-4pm Monday-Friday (excluding holidays)).
